ROSHN Partners Singapore Tech Groups in Innovation Push

The memoranda of understanding were formalised between ROSHN and AI Singapore, as well as the Action Community for Entrepreneurship, during a series of engagements aimed at fostering innovation-driven growth in the real estate ecosystem. These collaborations are designed to enable a flow of technological expertise, talent development, and entrepreneurial resources between Singapore and the kingdom, paving the way for new solutions tailored to the evolving needs of urban development.
ROSHN’s Chief Innovation Officer Mohammed Bajwa said the initiative would accelerate the integration of artificial intelligence and entrepreneurial practices into the group’s urban projects. He emphasised the importance of leveraging Singapore’s globally recognised tech infrastructure and startup environment to stimulate homegrown solutions for the Saudi market. “This programme is about more than technology transfer,” he noted. “It is about building a new mindset in urban development—one that blends entrepreneurship with the latest tools of innovation.”
AI Singapore, a government-backed initiative that brings together research institutions and industry stakeholders, is expected to support ROSHN in applying artificial intelligence solutions to address planning, infrastructure management, and sustainability challenges in large-scale real estate developments. The partnership includes knowledge sharing, pilot projects, and joint research initiatives to adapt advanced AI frameworks to the local context in Saudi Arabia.
Meanwhile, ACE. SG, an influential platform supporting startup growth in Singapore, will provide access to entrepreneurship acceleration models, helping early-stage Saudi innovators scale ideas with real estate applications. Through this engagement, Saudi entrepreneurs will be exposed to mentorship, startup exchange programmes, and venture-building frameworks that have helped position Singapore as a top-tier innovation hub.
The ROSHNEXT initiative itself is a flagship component of ROSHN’s broader strategy to lead real estate development not just in volume, but in the adoption of cutting-edge practices that redefine how communities are designed and built. Launched as a catalyst for the sector, the programme is designed to nurture disruptive thinking and experimental approaches in urban planning, construction technologies, smart cities, and sustainability.
The Saudi real estate landscape is undergoing one of the most aggressive transformation drives in the world, supported by the sovereign wealth fund’s prioritisation of housing and urban development. ROSHN, as a key arm of the Public Investment Fund, has taken centre stage in delivering giga-projects and residential communities that reflect the kingdom’s long-term goals of diversification and social infrastructure expansion.
These latest international linkages come as Saudi Arabia sharpens its focus on becoming a regional centre for innovation, particularly in non-oil sectors. Singapore’s reputation for integrating research, technology, and public-private partnership into urban development was a critical factor in the choice of partners. Officials involved in the agreement have signalled that the partnerships are only the beginning of a broader innovation bridge that could include future co-investment, joint ventures, and innovation labs.
ROSHN’s expansion into innovation-led partnerships also reinforces a broader trend within the Middle East, where governments and private sector players are increasingly seeking models that combine real estate investment with long-term economic productivity. Rather than view housing as an end product, there is a growing appetite to see it as a launchpad for entrepreneurship, digital infrastructure, and inclusive growth.
Beyond the technological applications, the partnership aims to create cross-border human capital exchanges. Key elements include talent immersion programmes, reciprocal delegations, and training modules that bring Saudi developers and entrepreneurs into close collaboration with Singapore’s ecosystem builders. The plan also includes establishing benchmarks for performance and sustainability that align with global best practices while staying rooted in local social and environmental realities.
ROSHN’s recent trajectory reflects this shift from traditional development to a more integrated, systems-level approach. By fostering a community of developers, technologists, and entrepreneurs through its innovation platform, the group is attempting to cultivate an ecosystem rather than merely deliver real estate assets.
