A groundbreaking development is changing the face of Sheikh Zayed Road as Omniyat unveils the 48‑storey Lumena tower, a visionary commercial workspace. Scheduled for handover in Q3 2029, the project — with a gross development value of AED 3.6 billion — follows the strong market reception of Enara, pushing boundary-defining standards for office environments in Dubai’s Burj Khalifa district.

Centered at the intersection of Business Bay and Downtown Dubai, Lumena’s slim, sculpted silhouette aims to capture sweeping vistas of Burj Khalifa, Downtown, Jumeirah Beach, and the Persian Gulf. Planned to house 91 shell‑and‑core office units, available in half‑ and full‑floor options, Lumena emphasises efficiency with rear‑core layouts, minimal internal columns, and 3 m ceiling heights. The tower’s communal offerings include a signature Sky Theatre with panoramic city views, a suspended Sky Pool, and an Executive Wellness Suite. A dedicated high‑end Executive Club on the upper floors will serve senior decision makers with private lounges, concierge services and bespoke meeting spaces.

Alongside health‑focused amenities, Lumena will host a podium with six curated retail concepts, fine‑dining destinations, wellness services and lifestyle offerings serving both occupants and surrounding communities.
